STEP 02 ENGAGEMENT

Engagement Letter

The assignment is formally documented through a written engagement letter establishing the property identification, statutory basis, valuation date and certificate requirements.

Property & Statutory Basis Property identification with Section 34AB Category I or Category II for agricultural land.
Applicable Credentials IBBI L&B Registered Valuer credentials where applicable.
Certificate Format Valuation Report / FMV Certificate / DSV Certificate / IBBI Report.
Commercial Terms Fee, turnaround time and independence declaration.

STEP 03 DOCUMENT REVIEW

Title Document & Record Review

Available title, ownership, planning and property records are reviewed before the physical inspection and valuation analysis.

Civil Engineer Site Inspection

The physical property inspection establishes the characteristics, dimensions, condition and relevant engineering observations required for the valuation.

Frame type, slab construction and finishing standard.

02 Floor Area Measurement

Carpet, built-up and super built-up areas.

03 Condition Assessment

Structural condition, services and maintenance quality.

04 Leasehold Confirmation

Survey boundary and relevant leasehold title observations.

05 Building & P&M Boundary

Determination where applicable to the assignment.

STEP 05 VALUATION ANALYSIS

Methodology & Comparable Evidence

The appropriate valuation methodology is selected according to the property type, valuation purpose, statutory context and available market evidence.

CMA

Comparative Market Approach

Sub-Registrar comparable registered transactions are searched and 3–5 relevant comparables are selected. Adjustments consider floor, size, condition, amenities and leasehold/freehold status.

INC

Income Approach

Market rent, vacancy and Net Operating Income (NOI) are assessed with an appropriate capitalisation rate derived from the investment market.

DRC

Cost Approach / DRC

CPWD DSR Replacement Cost New is considered with physical depreciation based on Civil Engineer assessment and applicable obsolescence.

RES

Residual / Development Approach

GDV, development cost and developer's profit are considered to determine the residual land value.

STEP 06 SIGNED CERTIFICATE

Signed Certificate in Prescribed Format

The final valuation document is prepared on A2Z Valuers letterhead and signed personally by Nitesh Shrivastava, Civil Engineer, Government Approved Valuer, under the applicable statutory category.
